In our cases, we show not only numbers, but also <strong>systematic approach<\/strong> - From advertising to understanding the real value of the customer.<\/p>\n\n\n\n<p>\ud83d\udc49 I regularly publish some of the practical solutions, mistakes and working bundles on my TG-channel. <strong><a href=\"https:\/\/t.me\/+8do0k9AdJVE4ZTAy\">subscribe to Telegram<\/a><\/strong>, there's more practice and more numbers.<\/p>\n\n\n\n<hr class=\"wp-block-separator has-alpha-channel-opacity\"\/>\n\n\n\n<h2 class=\"wp-block-heading\">\ud83c\udfaf Project baseline data<\/h2>\n\n\n\n<p>Estate Agency <strong>Caria Estates<\/strong> operates in the Cyprus market and sells:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>new buildings,<\/li>\n\n\n\n<li>secondary properties,<\/li>\n\n\n\n<li>objects with the possibility of obtaining a residence permit (residence permit).<\/li>\n<\/ul>\n\n\n\n<p>It's important to note that at the start the client's <strong>CRM system has already been implemented<\/strong>, and the team was interested not just in leads, but in understanding numbers and quality. This made it very easy to implement end-to-end analytics and work together.<\/p>\n\n\n\n<p>Main Objectives:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>get a steady stream of applications,<\/li>\n\n\n\n<li>see not only the CPL, but also the cost per qualified lead,<\/li>\n\n\n\n<li>build a scalable advertising channel.<\/li>\n<\/ul>\n\n\n\n<hr class=\"wp-block-separator has-alpha-channel-opacity\"\/>\n\n\n\n<h2 class=\"wp-block-heading\">\ud83e\udded Stage 1: Analytics and Strategy <\/h2>\n\n\n\n<p>Before launching advertising, we always start not with ads in our offices, but with an analysis of the market, competitors and audience behaviour. This allows us not to test obviously weak hypotheses and to lay down the right economics straight away.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\">Market scan and competitor analysis<\/h3>\n\n\n\n<p>As a first step, we carried out a detailed analysis of the Cyprus property market:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>explored <strong>Meta advertising libraries (Facebook and Instagram)<\/strong>, to understand:\n<ul class=\"wp-block-list\">\n<li>what offsets your competitors are using,<\/li>\n\n\n\n<li>which visuals and ad formats are repeated,<\/li>\n\n\n\n<li>Which trust triggers are most commonly used;<\/li>\n<\/ul>\n<\/li>\n\n\n\n<li>further analysed <strong>Google SERP<\/strong> on key queries related to buying property in Cyprus.<\/li>\n<\/ul>\n\n\n\n<p>Typical market problems were identified during the analysis process:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>investment offsets without specific figures and logic of profitability,<\/li>\n\n\n\n<li>abstract promises without explaining the buying process,<\/li>\n\n\n\n<li>weak or non-existent segmentation by language and customer type.<\/li>\n<\/ul>\n\n\n\n<p>These \u00abwhite spots\u00bb we deliberately used as a basis for strategy.<\/p>\n\n\n\n<hr class=\"wp-block-separator has-alpha-channel-opacity\"\/>\n\n\n\n<h3 class=\"wp-block-heading\">Target audience segmentation<\/h3>\n\n\n\n<p>Instead of trying to sell property to \u00abeveryone at once\u00bb, the audience was divided into key segments:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li><strong>Investors<\/strong><br>Focus on yield, liquidity, clear investment model and timing.<\/li>\n\n\n\n<li><strong>Families and Relocants<\/strong><br>Requests for living by the sea, infrastructure, schools, safety and comfort.<\/li>\n\n\n\n<li><strong>Second home \/ holiday<\/strong><br>A seasonal living scenario with the possibility of renting out the property.<\/li>\n<\/ul>\n\n\n\n<p>Separate meanings, offerers and advertising creatives were formed for each segment.<\/p>\n\n\n\n<hr class=\"wp-block-separator has-alpha-channel-opacity\"\/>\n\n\n\n<h3 class=\"wp-block-heading\">Platforms and the lead path<\/h3>\n\n\n\n<p>After the analyses, the following logic of working with channels was built:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li><strong>Meta (Facebook and Instagram)<\/strong><br>The main source of application volume.<br>On-Facebook Lead Forms (On-Facebook Lead Forms) were used as the fastest and most scalable format.<\/li>\n\n\n\n<li><strong>Google Ads<\/strong><br>A warm demand channel for users who are already searching for property in Cyprus for specific queries.<\/li>\n<\/ul>\n\n\n\n<p>The lead's journey was laid out as simply and transparently as possible:<\/p>\n\n\n\n<p><strong>advertisement \u2192 lead form \u2192 customer CRM system \u2192 qualification of the request<\/strong><\/p>\n\n\n\n<p>It is this chain that allowed further correct calculation of key indicators:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>CPL (cost per application),<\/li>\n\n\n\n<li>SQL (cost per qualified lead),<\/li>\n<\/ul>\n\n\n\n<hr class=\"wp-block-separator has-alpha-channel-opacity\"\/>\n\n\n\n<h2 class=\"wp-block-heading\">\ud83c\udfa8 Step 2: Creatives and Offers<\/h2>\n\n\n\n<p>After analysing and segmenting, we moved on to developing advertising creatives and offers. The task of this stage is not just to attract attention, but to cut off the untargeted audience straight away.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\">Approach to creatives<\/h3>\n\n\n\n<p>We deliberately eschewed one-size-fits-all adverts and went the way of the <strong>adaptations to segments and languages<\/strong>, not a direct translation.<\/p>\n\n\n\n<p>Key Principles:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>real meanings instead of abstract promises,<\/li>\n\n\n\n<li>understandable buying logic,<\/li>\n\n\n\n<li>emphasis on the property use scenario.<\/li>\n<\/ul>\n\n\n\n<h3 class=\"wp-block-heading\">The main scenarios of offers<\/h3>\n\n\n\n<p>Three key areas have been identified for the Cyprus property market:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li><strong>Investments<\/strong><br>Emphasis on liquidity, clear profitability model, tenant demand.<br>No \u00abguaranteed percentages\u00bb or unrealistic figures.<\/li>\n\n\n\n<li><strong>Buying for living and relocation<\/strong><br>Emphasis on living by the sea, infrastructure, schools, safety and comfort.<\/li>\n\n\n\n<li><strong>Second home \/ holiday<\/strong><br>A seasonal living scenario with the possibility of renting out the property.<\/li>\n<\/ul>\n\n\n\n<h3 class=\"wp-block-heading\">Language adaptation<\/h3>\n\n\n\n<p>The adverts ran on:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>English,<\/li>\n\n\n\n<li>Russian,<\/li>\n\n\n\n<li>Turkish.<\/li>\n<\/ul>\n\n\n\n<p>For each language, the following were used:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>their wording,<\/li>\n\n\n\n<li>different accents,<\/li>\n\n\n\n<li>different levels of detail.<\/li>\n<\/ul>\n\n\n\n<p>This helped improve ad relevance and keep CPL within the predicted limits.<\/p>\n\n\n\n<hr class=\"wp-block-separator has-alpha-channel-opacity\"\/>\n\n\n\n<h2 class=\"wp-block-heading\">\ud83d\udd27 Stage 3: Launching advertising campaigns and optimisation<\/h2>\n\n\n\n<p>After preparing the strategy and creatives, we moved on to launching and managing the ad campaigns.<\/p>\n\n\n\n<hr class=\"wp-block-separator has-alpha-channel-opacity\"\/>\n\n\n\n<h3 class=\"wp-block-heading\">Structure of advertising campaigns<\/h3>\n\n\n\n<p>The advert was launched with the aim of <strong>Leads (Form)<\/strong> - optimisation specifically for requests.<\/p>\n\n\n\n<p>The structure included:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>separate campaigns for each language,<\/li>\n\n\n\n<li>multiple groups of adverts within campaigns,<\/li>\n\n\n\n<li>testing different segments and offers.<\/li>\n<\/ul>\n\n\n\n<p>Daily budgets varied in the range of <strong>$15-30<\/strong>, which allowed:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>carefully test hypotheses,<\/li>\n\n\n\n<li>scale only working bundles.<\/li>\n<\/ul>\n\n\n\n<hr class=\"wp-block-separator has-alpha-channel-opacity\"\/>\n\n\n\n<h3 class=\"wp-block-heading\">Optimisation and control of indicators<\/h3>\n\n\n\n<p>We didn't focus solely on CPL (cost per claim).<br>The key was to understand <strong>of the full economics of the lid<\/strong>.<\/p>\n\n\n\n<p>At the expense of the bundle:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>of the advertising office,<\/li>\n\n\n\n<li>Customer CRM systems,<\/li>\n\n\n\n<li>end-to-end analytics,<\/li>\n<\/ul>\n\n\n\n<p>we've been tracking:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>CPL (cost per application),<\/li>\n\n\n\n<li>SQL (cost per qualified lead),<\/li>\n\n\n\n<li>conversion from an application to a target customer.<\/li>\n<\/ul>\n\n\n\n<p>Ineffective groups with high CPL or low skills were switched off and not scaled.<\/p>\n\n\n\n<hr class=\"wp-block-separator has-alpha-channel-opacity\"\/>\n\n\n\n<h3 class=\"wp-block-heading\">Why it's important<\/h3>\n\n\n\n<p>It is at this stage that estate agents\u00ab adverts are most often \u00bbdumped\":<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>scaling everything,<\/li>\n\n\n\n<li>are only focused on cheap CPL,<\/li>\n\n\n\n<li>don't see the real quality of the applications.<\/li>\n<\/ul>\n\n\n\n<p>In this project, through analytics and discipline, it was possible to maintain a stable economy over a distance of 6 months.<\/p>\n\n\n\n<hr class=\"wp-block-separator has-alpha-channel-opacity\"\/>\n\n\n\n<h2 class=\"wp-block-heading\">\u26a1 What was the result of building the process in this way<\/h2>\n\n\n\n<p>binder <strong>analytics \u2192 segmentation \u2192 creatives \u2192 quality control<\/strong> allowed:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>receive applications in multiple languages,<\/li>\n\n\n\n<li>Understand the real value of the client,<\/li>\n\n\n\n<li>Scale advertising without chaos,<\/li>\n\n\n\n<li>to remain manageable even as volumes rise.<\/li>\n<\/ul>\n\n\n\n<p>This is the approach we use in projects today, adapting it to the realities of 2025.<\/p>\n\n\n\n<hr class=\"wp-block-separator has-alpha-channel-opacity\"\/>\n\n\n\n<h2 class=\"wp-block-heading\">\u26a1 Stage 4: Start-up and first 72 hours<\/h2>\n\n\n\n<p>The full launch of the advertising campaigns took approx. <strong>5 days<\/strong> from the brief to the first ad impressions.<\/p>\n\n\n\n<p>After the start, the process looked like this:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>the first applications have started coming in <strong>within 24 hours<\/strong>;<\/li>\n\n\n\n<li>each <strong>6-8 hours<\/strong> we did mini-sections on the indicators;<\/li>\n\n\n\n<li>shut down the obviously expensive and weak bundles;<\/li>\n\n\n\n<li>reallocated budgets in favour of ads with better bid quality.<\/li>\n<\/ul>\n\n\n\n<h3 class=\"wp-block-heading\">Working with formats<\/h3>\n\n\n\n<p>Video creatives were not used as a primary conversion tool, but as a <strong>warm-up format<\/strong> within the top ad groups.<\/p>\n\n\n\n<p>They gave:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>lower CPM (cost per 1,000 impressions),<\/li>\n\n\n\n<li>additional warming of the audience,<\/li>\n\n\n\n<li>more stable performance of static adverts on applications.<\/li>\n<\/ul>\n\n\n\n<p>This approach allowed us to identify winners more quickly and avoid wasting budget on chaotic tests.<\/p>\n\n\n\n<hr class=\"wp-block-separator has-alpha-channel-opacity\"\/>\n\n\n\n<h2 class=\"wp-block-heading\">\ud83d\udcdf Step 5: Cross-cutting analytics and quality control<\/h2>\n\n\n\n<p>Separately, it is important to note that for the client <strong>Caria Estates<\/strong> end-to-end analytics has been connected and configured <strong>free of charge<\/strong>, as part of our job.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\">What has been realised<\/h3>\n\n\n\n<p>We've built a complete analytics chain:<\/p>\n\n\n\n<p><strong>show \u2192 click \u2192 application \u2192 qualified lead \u2192 view object \u2192 booking \u2192 transaction<\/strong><\/p>\n\n\n\n<p>Additionally, there have been customisations:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>reports on <strong>languages<\/strong> (English, Russian, Turkish),<\/li>\n\n\n\n<li>reports on <strong>Offers and segments<\/strong>,<\/li>\n\n\n\n<li>marker <strong>\u00abqualified lead\u00bb (SQL)<\/strong> in CRM,<\/li>\n\n\n\n<li>backward synchronisation of data to advertising offices.<\/li>\n<\/ul>\n\n\n\n<p>This has allowed for optimisation of advertising <strong>non-CPL<\/strong>, but by the actual quality of the applications.<\/p>\n\n\n\n<hr class=\"wp-block-separator has-alpha-channel-opacity\"\/>\n\n\n\n<h3 class=\"wp-block-heading\">What this has done in practice<\/h3>\n\n\n\n<p>Thanks to a bundle <strong>advertising + CRM + end-to-end analytics<\/strong>:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>we've clearly seen which bundles produce qualified customers;<\/li>\n\n\n\n<li>stopped boosting ads with cheap but empty leads;<\/li>\n\n\n\n<li>scaled only those campaigns that made sense for the sales team.<\/li>\n<\/ul>\n\n\n\n<h3 class=\"wp-block-heading\">The economics of qualified leads<\/h3>\n\n\n\n<p>For the project as a whole (2022):<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>The average cost of a qualified lead (SQL) was about <strong>$44<\/strong>.<\/li>\n<\/ul>\n\n\n\n<p>That said:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>in individual ligatures and linguistic segments,<\/li>\n\n\n\n<li>with the right structure and offerer,<\/li>\n<\/ul>\n\n\n\n<p>cost per qualified lead <strong>was down to $20-30.<\/strong>.<\/p>\n\n\n\n<p>It was these bundles that were subsequently used as the basis for scaling and re-runs.<\/p>\n\n\n\n<hr class=\"wp-block-separator has-alpha-channel-opacity\"\/>\n\n\n\n<h2 class=\"wp-block-heading\">\ud83e\udde0 Why it's fundamentally important<\/h2>\n\n\n\n<p>Most agencies evaluate advertising by CPL and stop there.<br>I mean, we originally set up the process so that we could see <strong>the entire funnel to the deal<\/strong>, not just the first click.<\/p>\n\n\n\n<p>That's why:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>advertising does not \u00abbreak down\u00bb as the budget grows<\/li>\n<\/ul>\n\n\n\n<ul class=\"wp-block-list\">\n<li>the figures in the case study are clear and explainable,<\/li>\n<\/ul>\n\n\n\n<ul class=\"wp-block-list\">\n<li>the result can be scaled,<\/li>\n<\/ul>\n\n\n\n<hr class=\"wp-block-separator has-alpha-channel-opacity\"\/>\n\n\n\n<h2 class=\"wp-block-heading\">\ud83d\udcca Results \u2192 CRM \u2192 end-to-end analytics<\/em><\/li>\n\n\n\n<li><strong>Plan vs fact:<\/strong><\/li>\n\n\n\n<li>at the start, the main goal was to get <strong>stable flow of applications with clear economics<\/strong>,<\/li>\n\n\n\n<li>in fact, I did:<\/li>\n\n\n\n<li>hold CPL within $9-10,<\/li>\n\n\n\n<li>build a transparent funnel to a qualified lead,<\/li>\n\n\n\n<li>get reproducible mappings to scale.<\/li>\n\n\n\n<li><strong>Next:<\/strong><\/li>\n\n\n\n<li>further scaling of the working bundles has been agreed upon<\/li>\n\n\n\n<li>while maintaining a share of qualified leads and controlling the cost of SQL.<\/li>\n<\/ul>\n\n\n\n<hr class=\"wp-block-separator has-alpha-channel-opacity\"\/>\n\n\n\n<h2 class=\"wp-block-heading\">\ud83d\udcc8 The context of 2026 and the relevance of Facebook and Instagram<\/h2>\n\n\n\n<p>Although the case study is realised in 2022, the conclusions are still relevant.<\/p>\n\n\n\n<p>In 2026:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>lead forms are more susceptible to bots and frod,<\/li>\n\n\n\n<li>the volume of automatic orders increased,<\/li>\n\n\n\n<li>without filtering, the quality drops dramatically.<\/li>\n<\/ul>\n\n\n\n<p>In doing so. <strong>Facebook and Instagram are still some of the most effective channels for property in 2026<\/strong>.<\/p>\n\n\n\n<p>We went further and developed <strong>own product<\/strong>, which:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>cuts off more <strong>82% bots, spam and frod<\/strong>,<\/li>\n\n\n\n<li>allows you to optimise advertising not by CPL, but by SQL,<\/li>\n\n\n\n<li>makes it possible to receive quality applications even in the current environment.<\/li>\n<\/ul>\n\n\n\n<p>Of course, when you work with us, you use it for free, just like end-to-end analytics.<\/p>\n\n\n\n<hr class=\"wp-block-separator has-alpha-channel-opacity\"\/>\n\n\n\n<h2 class=\"wp-block-heading\">\ud83d\udccc part of our agency:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>built a lead generation system,<\/li>\n\n\n\n<li>end-to-end analytics has been implemented,<\/li>\n\n\n\n<li>the real economics of the
