I represent a marketing agency <strong>Welcome Leads<\/strong>, which specialises in lead generation and marketing for estate agencies and developers.<\/p>\n\n\n\n<p>This case disassembles <strong>a real estate project in Bali (Indonesia)<\/strong>. All results are obtained <strong>exclusively through Facebook and Instagram<\/strong>, without embellishing the figures and without additional traffic channels. The main emphasis is on <strong>cost per claim (CPL)<\/strong> and stability of the result within the real 2023 project.<\/p>\n\n\n\n<p>We show what lead generation in property looks like when advertising is built not on \u00ablucky tweaks\u00bb but on a clear strategy, control and systematic work that can be repeated and scaled.<\/p>\n\n\n\n<p>\ud83d\udc49 I regularly publish some of the practical solutions, working bundles and conclusions from such projects in my <a href=\"https:\/\/t.me\/+8do0k9AdJVE4ZTAy\">Telegram channel<\/a>. class=\"wp-block-heading\">\ud83c\udfaf Project background and context<\/h2>\n\n\n\n<p>Before launching an advert, it is important to understand the environment in which the project is operating.<br>The Bali property market in 2023 looked attractive, but in practice had a number of features that directly affected the advertising result.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\">Bali Market Context<\/h3>\n\n\n\n<p>At the time of launch, Bali was one of the most talked about regions for overseas property investment:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>active inflow of investors from different countries,<\/li>\n\n\n\n<li>growth in rental demand,<\/li>\n\n\n\n<li>comparatively low entry threshold compared to Europe and the Middle East,<\/li>\n\n\n\n<li>a large number of agencies working with similar offerers.<\/li>\n<\/ul>\n\n\n\n<p>At the same time, the market could not be called \u00absimple\u00bb.<br>Most agencies faced the same problems:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>formulaic sentences,<\/li>\n\n\n\n<li>lack of clear audience segmentation,<\/li>\n\n\n\n<li>sharp spikes in the cost of bids,<\/li>\n\n\n\n<li>unstable quality of leads.<\/li>\n<\/ul>\n\n\n\n<hr class=\"wp-block-separator has-alpha-channel-opacity\"\/>\n\n\n\n<h3 class=\"wp-block-heading\">What the client came with<\/h3>\n\n\n\n<p>The client is a real estate agency working with properties in Bali.<\/p>\n\n\n\n<p>At the start of the project:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>there was no stable advertising channel,<\/li>\n\n\n\n<li>Facebook and Instagram were seen as the main source of leads,<\/li>\n\n\n\n<li>it was important to realise, <strong>whether applications can be received systematically<\/strong>, not one-off bursts.<\/li>\n<\/ul>\n\n\n\n<p>The client already had a basic process for handling leads, so the focus immediately shifted from \u00abget leads at any cost\u00bb to <strong>an understandable and controlled economy<\/strong>.<\/p>\n\n\n\n<hr class=\"wp-block-separator has-alpha-channel-opacity\"\/>\n\n\n\n<h3 class=\"wp-block-heading\">Project Objective<\/h3>\n\n\n\n<p>The main objective was not formulated in the format of \u00abget as many applications as possible\u00bb, but much more precisely:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Test Facebook and Instagram as a stable channel,<\/li>\n\n\n\n<li>Receive bids at an adequate cost,<\/li>\n\n\n\n<li>to keep CPL within the projected limits,<\/li>\n\n\n\n<li>avoid chaotic launches and cost spikes.<\/li>\n<\/ul>\n\n\n\n<p>It is precisely this formulation of the task that made it possible to build a systematic work and lay the foundation for further stages.<\/p>\n\n\n\n<hr class=\"wp-block-separator has-alpha-channel-opacity\"\/>\n\n\n\n<h3 class=\"wp-block-heading\">Why this step is important<\/h3>\n\n\n\n<p>If you skip the step of capturing the raw data and context:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>advertising becomes an experiment,<\/li>\n\n\n\n<li>the result is hard to replicate,<\/li>\n\n\n\n<li>Scaling becomes a risk.<\/li>\n<\/ul>\n\n\n\n<p>In this case study, a clear understanding of the starting conditions was the point from which the entire lead generation strategy was built.<\/p>\n\n\n\n<hr class=\"wp-block-separator has-alpha-channel-opacity\"\/>\n\n\n\n<h2 class=\"wp-block-heading\">\ud83e\udded Step 1: Analytics and strategy - the basis for a manageable outcome<\/h2>\n\n\n\n<p>We always treat analytics and strategy not as a formality before launching an advert, but as a <strong>key stage<\/strong>, which directly affects the final result.<\/p>\n\n\n\n<p>In practice, it is errors at this stage that most often lead to:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>an increase in the cost of bids,<\/li>\n\n\n\n<li>unstable lead quality,<\/li>\n\n\n\n<li>inability to scale.<\/li>\n<\/ul>\n\n\n\n<p>In the Bali case study, analytics and strategy became the foundation for all future work.<\/p>\n\n\n\n<hr class=\"wp-block-separator has-alpha-channel-opacity\"\/>\n\n\n\n<h3 class=\"wp-block-heading\">Bali property market analysis<\/h3>\n\n\n\n<p>Before launching the adverts, we carried out a detailed analysis of the market and the current advertising environment:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>studied the advertising libraries of Facebook and Instagram,<\/li>\n\n\n\n<li>to see what offerers and wording agencies are using,<\/li>\n\n\n\n<li>assessed the visual style and structure of competitors' adverts,<\/li>\n\n\n\n<li>analysed which meanings are repeated and stop working.<\/li>\n<\/ul>\n\n\n\n<p>As a result, it became obvious:<br>market was <strong>overloaded with one-size-fits-all offers<\/strong>, and most agencies spoke the same language to the audience.<\/p>\n\n\n\n<p>This created two problems:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>users would quickly stop responding to the adverts,<\/li>\n\n\n\n<li>the cost of the application was rising for no obvious reason.<\/li>\n<\/ul>\n\n\n\n<hr class=\"wp-block-separator has-alpha-channel-opacity\"\/>\n\n\n\n<h3 class=\"wp-block-heading\">Searching for growth points and \u00abwhite spots\u00bb<\/h3>\n\n\n\n<p>Special attention was paid to finding so-called \u00abwhite spots\u00bb - areas that competitors either ignored or worked on superficially.<\/p>\n\n\n\n<p>We've got it fixed:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Lack of a clear explanation of the buying scenario,<\/li>\n\n\n\n<li>weak segmentation by customer objectives,<\/li>\n\n\n\n<li>A focus on promises instead of the logic of the deal.<\/li>\n<\/ul>\n\n\n\n<p>This became the basis for the future offeer and communication strategy.<\/p>\n\n\n\n<hr class=\"wp-block-separator has-alpha-channel-opacity\"\/>\n\n\n\n<h3 class=\"wp-block-heading\">Strategic audience segmentation<\/h3>\n\n\n\n<p>Instead of trying to appeal to everyone at once, we divided the audience into key segments based on <strong>purchase incentives<\/strong>, not demographics.<\/p>\n\n\n\n<p>Major segments:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li><strong>Investors<\/strong><br>What matters to them is rental income, prospects for value growth and a clear ownership scenario.<\/li>\n\n\n\n<li><strong>Buy to let<\/strong><br>Clients focused on recurring revenue and payback.<\/li>\n\n\n\n<li><strong>A second home or a move<\/strong><br>Buying a property for living or long term residence in Bali.<\/li>\n<\/ul>\n\n\n\n<p>Each segment required a different communication logic, so the strategy was initially built as a <strong>multi-scenario<\/strong>, not a one-size-fits-all.<\/p>\n\n\n\n<hr class=\"wp-block-separator has-alpha-channel-opacity\"\/>\n\n\n\n<h3 class=\"wp-block-heading\">Channel selection and engagement logic<\/h3>\n\n\n\n<p>Based on the analyses, it was decided to use <strong>exclusively Facebook and Instagram<\/strong> As a primary channel for lead generation.<\/p>\n\n\n\n<p>Reasons for selection:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>high concentration of the target audience,<\/li>\n\n\n\n<li>The ability to test hypotheses quickly,<\/li>\n\n\n\n<li>Scalability without dramatic cost increases.<\/li>\n<\/ul>\n\n\n\n<p>Engagement Format:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li><strong>On-Facebook Lead Forms<\/strong> - in-built application forms within the platforms.<\/li>\n<\/ul>\n\n\n\n<p>The lead's journey has been simplified as much as possible:<\/p>\n\n\n\n<p><strong>advertisement \u2192 application form \u2192 processing of the application by the sales department<\/strong><\/p>\n\n\n\n<p>It allowed:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Reduce barriers for the user,<\/li>\n\n\n\n<li>Increase conversion to application,<\/li>\n\n\n\n<li>to keep CPL within controlled limits.<\/li>\n<\/ul>\n\n\n\n<hr class=\"wp-block-separator has-alpha-channel-opacity\"\/>\n\n\n\n<h3 class=\"wp-block-heading\">Why this step is critical<\/h3>\n\n\n\n<p>If adverts were launched without this stage:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>the result would be random,<\/li>\n\n\n\n<li>an increase in the budget would lead to an increase in the CPL,<\/li>\n\n\n\n<li>scaling up would become risky.<\/li>\n<\/ul>\n\n\n\n<p>It was the analytics and strategy that made it possible:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>lay down a sustainable model of engagement,<\/li>\n\n\n\n<li>Understand the limits on the cost of the application in advance,<\/li>\n\n\n\n<li>to build a controlled process, not an experiment.<\/li>\n<\/ul>\n\n\n\n<p>\ud83d\udc49 <strong>If you want to receive applications consistently, not \u00abcatch a lucky month\u00bb<\/strong>, It is with analytics and strategy that advertising should begin.<\/p>\n\n\n\n<hr class=\"wp-block-separator has-alpha-channel-opacity\"\/>\n\n\n\n<h2 class=\"wp-block-heading\">\ud83c\udfa8 Step 2: Creatives and offerers - audience filtering<\/h2>\n\n\n\n<p>In real estate, creatives and offfers perform more than just an attention-grabbing function.<br>Their key objective <strong>Create the right expectations for the customer and weed out untargeted audiences before they even leave a request.<\/strong>.<\/p>\n\n\n\n<p>In this Bali case study, we initially set up the work so that the ad would not drive the maximum number of clicks, but rather the <strong>informed requests<\/strong>.<\/p>\n\n\n\n<hr class=\"wp-block-separator has-alpha-channel-opacity\"\/>\n\n\n\n<h3 class=\"wp-block-heading\">Restrictions at the start and how we dealt with them<\/h3>\n\n\n\n<p>In the initial phase, the client has <strong>it was not possible to produce quality content on a regular basis<\/strong>:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>there were no finished videos,<\/li>\n\n\n\n<li>there were no professional photo shoots,<\/li>\n\n\n\n<li>didn't have the resource for sophisticated visual material.<\/li>\n<\/ul>\n\n\n\n<p>We put this limitation in the strategy from the beginning, rather than seeing it as a problem.<\/p>\n\n\n\n<hr class=\"wp-block-separator has-alpha-channel-opacity\"\/>\n\n\n\n<h3 class=\"wp-block-heading\">Why we only used static creatives<\/h3>\n\n\n\n<p>Given the starting conditions, a conscious decision was made to use a <strong>purely static advertising images<\/strong>, without video content.<\/p>\n\n\n\n<p>This approach allowed:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Not to be dependent on content production,<\/li>\n\n\n\n<li>Run and test hypotheses faster,<\/li>\n\n\n\n<li>Control the meaning and expectations of the client,<\/li>\n\n\n\n<li>Hold a steady conversion to application.<\/li>\n<\/ul>\n\n\n\n<p>For the Bali market in 2023, static creatives have performed as predictably as possible in terms of bid value.<\/p>\n\n\n\n<hr class=\"wp-block-separator has-alpha-channel-opacity\"\/>\n\n\n\n<h3 class=\"wp-block-heading\">Logic of working with offers<\/h3>\n\n\n\n<p>We didn't use a one-size-fits-all \u00abfor everyone\u00bb offerer.<br>Instead, the offerings were built around <strong>purchase incentives<\/strong>, identified in the analytics phase.<\/p>\n\n\n\n<p>Main scenarios:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li><strong>Property investment in Bali<\/strong><br>Emphasis on rentals, tourist demand and long-term interest in the region.<\/li>\n\n\n\n<li><strong>Buy to let<\/strong><br>For clients who see property as a source of regular income.<\/li>\n\n\n\n<li><strong>A second home or a move<\/strong><br>Focus on lifestyle, climate, infrastructure and long term living.<\/li>\n<\/ul>\n\n\n\n<p>Each offer answered the customer's main question:<br><strong>\u00abWhy do I need a property in Bali and what task does it solve?\u00bb<\/strong><\/p>\n\n\n\n<hr class=\"wp-block-separator has-alpha-channel-opacity\"\/>\n\n\n\n<h3 class=\"wp-block-heading\">The principle of honest and straightforward communication<\/h3>\n\n\n\n<p>We deliberately avoided:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>aggressive investment promises,<\/li>\n\n\n\n<li>formulations with guaranteed returns,<\/li>\n\n\n\n<li>pressure and artificial deficits.<\/li>\n<\/ul>\n\n\n\n<p>Instead, in the adverts:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>explained the buying scenario,<\/li>\n\n\n\n<li>simple and clear language was used,<\/li>\n\n\n\n<li>created a context of trust in the agency.<\/li>\n<\/ul>\n\n\n\n<p>This approach reduces the number of random requests, but increases the quality of the incoming stream.<\/p>\n\n\n\n<hr class=\"wp-block-separator has-alpha-channel-opacity\"\/>\n\n\n\n<h3 class=\"wp-block-heading\">How did it affect the outcome<\/h3>\n\n\n\n<p>Even without sophisticated content and video creatives, it succeeded:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>keep the CPL in the range <strong>$3-7<\/strong>,<\/li>\n\n\n\n<li>to avoid spikes in value,<\/li>\n\n\n\n<li>ensure a steady flow of applications.<\/li>\n<\/ul>\n\n\n\n<p>It's important to emphasise:<br>result was achieved <strong>not at the expense of content<\/strong>, but through strategy, segmentation and control.<\/p>\n\n\n\n<hr class=\"wp-block-separator has-alpha-channel-opacity\"\/>\n\n\n\n<h3 class=\"wp-block-heading\">Why this stage is critical<\/h3>\n\n\n\n<p>If the creatives and offerers aren't well thought out:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>adverts start to attract a casual audience,<\/li>\n\n\n\n<li>there's an increasing pressure on the sales team,<\/li>\n\n\n\n<li>the channel's credibility goes down.<\/li>\n<\/ul>\n\n\n\n<p>In this project, it was the proper handling of offers and client expectations that made it possible:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>to keep it manageable,<\/li>\n\n\n\n<li>to keep a predictable CPL,<\/li>\n\n\n\n<li>prepare the project for further development.<\/li>\n<\/ul>\n\n\n\n<p>\ud83d\udc49 <strong>If you don't have the resource to produce content right now, that's no reason to put off advertising.<\/strong><br>With the right approach, results are possible even under such conditions.<\/p>\n\n\n\n<hr class=\"wp-block-separator has-alpha-channel-opacity\"\/>\n\n\n\n<h2 class=\"wp-block-heading\">\ud83d\udd27 Stage 3: Launching advertising campaigns and optimisation - control instead of chaos<\/h2>\n\n\n\n<p>After preparing the strategy and creatives, we moved on to launching the advertising campaigns.<br>At this stage, our key objective was not just to receive applications, but to <strong>keep the process under control from the beginning and prevent the budget from being drained<\/strong>.<\/p>\n\n\n\n<p>In the Bali case study, the launch was built as a managed process, not as a \u00ablet's see what happens\u00bb experiment.<\/p>\n\n\n\n<hr class=\"wp-block-separator has-alpha-channel-opacity\"\/>\n\n\n\n<h3 class=\"wp-block-heading\">How the launch of advertising campaigns was organised<\/h3>\n\n\n\n<p>The advert was launched with the aim of <strong>Leads (Form)<\/strong> - that is, the Facebook and Instagram system has been optimised specifically to receive applications.<\/p>\n\n\n\n<p>The launch structure included:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>several campaigns in parallel,<\/li>\n\n\n\n<li>separate groups of adverts for different audience segments,<\/li>\n\n\n\n<li>A gradual distribution of the budget without sudden increases.<\/li>\n<\/ul>\n\n\n\n<p>We didn't run \u00abone button\u00bb adverts or put large budgets all at once.<br>This allowed hypotheses to be tested quietly and kept things manageable.<\/p>\n\n\n\n<hr class=\"wp-block-separator has-alpha-channel-opacity\"\/>\n\n\n\n<h3 class=\"wp-block-heading\">Budget control system during the start-up process<\/h3>\n\n\n\n<p>In order to avoid the typical situation when the budget is spent on inefficient bundles, it has been built <strong>multilevel control system<\/strong>.<\/p>\n\n\n\n<h4 class=\"wp-block-heading\">First level - control at the start<\/h4>\n\n\n\n<p>Immediately after the launch, we tracked:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>audience reaction,<\/li>\n\n\n\n<li>first applications,<\/li>\n\n\n\n<li>the dynamics of the cost per lead.<\/li>\n<\/ul>\n\n\n\n<p>If the bundle:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>didn't get a response,<\/li>\n\n\n\n<li>was showing an inflated CPL,<\/li>\n\n\n\n<li>was not in line with the benchmarks,<\/li>\n<\/ul>\n\n\n\n<p>she switched off without expectations or \u00abassumptions\u00bb.<\/p>\n\n\n\n<hr class=\"wp-block-separator has-alpha-channel-opacity\"\/>\n\n\n\n<h4 class=\"wp-block-heading\">The second level is the control of campaigns already in operation<\/h4>\n\n\n\n<p>For campaigns that showed a working result, the control was not relaxed.<\/p>\n\n\n\n<p>We're regular:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>tracked the rising cost of the application,<\/li>\n\n\n\n<li>monitored the frequency of the shows,<\/li>\n\n\n\n<li>to check the stability of the response.<\/li>\n<\/ul>\n\n\n\n<p>If performance began to deteriorate, budgets were adjusted or bundles were stopped until the situation was clarified.<\/p>\n\n\n\n<hr class=\"wp-block-separator has-alpha-channel-opacity\"\/>\n\n\n\n<h4 class=\"wp-block-heading\">Level three - regular manual analysis<\/h4>\n\n\n\n<p>In addition to automatic decisions, an important role was played by <strong>manual control<\/strong>.<\/p>\n\n\n\n<p>We're regular:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>analysed the overall picture of the campaigns,<\/li>\n\n\n\n<li>looking at the dynamics by segment,<\/li>\n\n\n\n<li>made decisions on budget reallocation.<\/li>\n<\/ul>\n\n\n\n<p>This allowed you to see not individual numbers, but <strong>complete system<\/strong>.<\/p>\n\n\n\n<hr class=\"wp-block-separator has-alpha-channel-opacity\"\/>\n\n\n\n<h3 class=\"wp-block-heading\">Why this approach is particularly important for Bali<\/h3>\n\n\n\n<p>Bali's market is sensitive to:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>the frequency of the shows,<\/li>\n\n\n\n<li>to the same type of offerers,<\/li>\n\n\n\n<li>to drastic changes in the budget.<\/li>\n<\/ul>\n\n\n\n<p>Without control, adverts burn out quickly and CPL starts to rise for no apparent reason.<\/p>\n\n\n\n<p>System start-up and optimisation allowed:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>keep the CPL in the range <strong>$3-7<\/strong>,<\/li>\n\n\n\n<li>avoid sudden spikes in value,<\/li>\n\n\n\n<li>to maintain a consistent result over the course.<\/li>\n<\/ul>\n\n\n\n<hr class=\"wp-block-separator has-alpha-channel-opacity\"\/>\n\n\n\n<h3 class=\"wp-block-heading\">Outcome of the start-up and optimisation phase<\/h3>\n\n\n\n<p>This phase showed that:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>even without sophisticated content,<\/li>\n\n\n\n<li>without big budgets,<\/li>\n\n\n\n<li>without drastic scaling<\/li>\n<\/ul>\n\n\n\n<p>can be built <strong>stable advertising channel<\/strong>, if the process is manageable and transparent.<\/p>\n\n\n\n<p>\ud83d\udc49 <strong>If you're afraid of a budget drain or chaotic launches<\/strong>, It is this approach to start-up and optimisation that keeps control and results in check.<\/p>\n\n\n\n<hr class=\"wp-block-separator has-alpha-channel-opacity\"\/>\n\n\n\n<h2 class=\"wp-block-heading\">\u26a1 Step 4.
