We are engaged in lead generation exclusively in real estate - working with brokers, agencies and developers in different countries since 2020.<\/p>\n\n\n\n<p>Today I will show a case study on Thailand for a project <a href=\"https:\/\/thaicost.com\/\" target=\"_blank\" rel=\"noreferrer noopener\">ThaiCost<\/a><a href=\"https:\/\/thaicost.com\/\"> Realty<\/a>.<\/p>\n\n\n\n<p>And an important point \ud83d\udc47<\/p>\n\n\n\n<blockquote class=\"wp-block-quote is-layout-flow wp-block-quote-is-layout-flow\">\n<p>A lead itself is not money. Money only appears when it reaches a deal. That is why in this project we looked not only at requests, but at what happens to them afterwards.<\/p>\n<\/blockquote>\n\n\n\n<h2 class=\"wp-block-heading\"><strong>\ud83d\udcca What we've been tracking<\/strong><\/h2>\n\n\n\n<p>In this case study, we disassembled the funnel completely:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>how many leads make contact<\/li>\n\n\n\n<li>how many become qualified<\/li>\n\n\n\n<li>how long it takes to get to the meeting<\/li>\n\n\n\n<li>and how many end up buying<\/li>\n<\/ul>\n\n\n\n<p>This gives insight into exactly where money is being lost and where you need to strengthen the result.<\/p>\n\n\n\n<hr class=\"wp-block-separator has-alpha-channel-opacity\"\/>\n\n\n\n<h2 class=\"wp-block-heading\"><strong>\u2699\ufe0f What you did<\/strong><\/h2>\n\n\n\n<p>No unnecessary theory, just the facts:<\/p>\n\n\n\n<p><strong>1. Launch by multiple projects<\/strong><\/p>\n\n\n\n<p>The adverts have brought out approx. <strong>13 properties<\/strong>.<\/p>\n\n\n\n<p>\ud83d\udc49 Why it matters:<\/p>\n\n\n\n<p>Different complexes = different audiences.<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>someone looking to invest<\/li>\n\n\n\n<li>someone for a living<\/li>\n\n\n\n<li>someone for change<\/li>\n<\/ul>\n\n\n\n<p>and these are only superficial variations. Accordingly, for each project, different offerers, different meanings, and different triggers are formed. And already at this stage it becomes clear which bundles really give results.<\/p>\n\n\n\n<p><strong>2. volume of creatives<\/strong><\/p>\n\n\n\n<p>Every project was tailor-made:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>minimum <strong>2 videos<\/strong><\/li>\n\n\n\n<li>minimum <strong>4 static creatives<\/strong><\/li>\n<\/ul>\n\n\n\n<p>Total: \ud83d\udc49 more than <strong>75+ creatives<\/strong> in the works, in fact there were 100+ of them<\/p>\n\n\n\n<p>Why it's like this:<\/p>\n\n\n\n<blockquote class=\"wp-block-quote is-layout-flow wp-block-quote-is-layout-flow\">\n<p>Creative = it's not a \u201cpicture\u201d but a way to communicate value. Through them, we tested: profitability, location, instalment terms, lifestyle, and so on. And we looked at what resonated better with the audience.<\/p>\n<\/blockquote>\n\n\n\n<p><strong>3. Landing pages (quizzes)<\/strong><\/p>\n\n\n\n<p>Used quiz funnels instead of regular forms.<\/p>\n\n\n\n<p>What it did: better engagement, higher quality applications, fewer random leads<\/p>\n\n\n\n<p>Extras:<br>\ud83d\udc49 built in anti-bot and spam filter<br>\ud83d\udc49 cut off untargeted applications at the entry stage<\/p>\n\n\n\n<p><strong>4. Quality control of applications<\/strong><\/p>\n\n\n\n<p>It wasn't just the quantity that was looked at, it was the:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>contact output<\/li>\n\n\n\n<li>qualification<\/li>\n\n\n\n<li>readiness for dialogue\/meetings<\/li>\n<\/ul>\n\n\n\n<p>And from that we made scaling decisions already<\/p>\n\n\n\n<blockquote class=\"wp-block-quote is-layout-flow wp-block-quote-is-layout-flow\">\n<p>All this is thanks to end-to-end analytics, which we connect to each client for free. We see all the figures, the movement of leads + we get feedback from the sales department.<\/p>\n<\/blockquote>\n\n\n\n<p><strong>5. Data handling and optimisation<\/strong><\/p>\n\n\n\n<p>Over the course of the project:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>disconnecting weak ligaments<\/li>\n\n\n\n<li>reallocated the budget<\/li>\n\n\n\n<li>strengthened projects with better economies<\/li>\n<\/ul>\n\n\n\n<p>\ud83d\udc49 In the end, the goal wasn't to \u201cpour in more submissions\u201d,<br>but to find combinations:<\/p>\n\n\n\n<p><strong>audience + offerer + object \u2192 that reach the transaction<\/strong><\/p>\n\n\n\n<hr class=\"wp-block-separator has-alpha-channel-opacity\"\/>\n\n\n\n<h2 class=\"wp-block-heading\"><strong>\ud83d\udcca Funnel and project economics<\/strong><\/h2>\n\n\n\n<p>Show not just lead flow, but how much each stage was worth:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Leads: <strong>307 (100%)<\/strong><\/li>\n\n\n\n<li>Contact output: <strong>37% (\u2248114 leads)\u00a0<\/strong><\/li>\n\n\n\n<li>Qualified leads: <strong>14% (\u224843 lid.)<\/strong><\/li>\n\n\n\n<li>Live Encounters: <strong>4.2% (13 meetings)<\/strong><\/li>\n\n\n\n<li>Transactions: <strong>1.6% (5 sales)<\/strong><\/li>\n<\/ul>\n\n\n\n<p>Now for the fun part (and below are the specific numbers by stage)\ud83d\udc47<\/p>\n\n\n\n<blockquote class=\"wp-block-quote is-layout-flow wp-block-quote-is-layout-flow\">\n<p>If you look only at the number of applications, this funnel says nothing. But if you break it down by stages, it becomes clear where the result is formed.<\/p>\n<\/blockquote>\n\n\n\n<h2 class=\"wp-block-heading\"><strong>\ud83d\udca1 What it does<\/strong><\/h2>\n\n\n\n<p>Now the funnel isn't just percentages, it's clear economics:<\/p>\n\n\n\n<p>\ud83d\udc49 we see how much each step is worth<br>\ud83d\udc49 understand where \u201cexpensive\u201d is.\u201d<br>\ud83d\udc49 and where there is potential for growth<\/p>\n\n\n\n<p>For example:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>if contact is improved \u2192 the cost of qualification drops<\/li>\n\n\n\n<li>if the qualification is strengthened \u2192 the meeting becomes cheaper<\/li>\n\n\n\n<li>if it is better to get to the meeting \u2192 the value of the transaction decreases<\/li>\n<\/ul>\n\n\n\n<p>That is why in our work we look not at a single figure, but at the whole chain. Because any improvement at the stage above has a multiple impact on the final result.<\/p>\n\n\n\n<p><strong>Reach out to contact - 37%(\u2248114 leads) - cost $44.9<\/strong><\/p>\n\n\n\n<p>\ud83d\udc49 this is the first filter<\/p>\n\n\n\n<p>This is where some of the traffic is immediately screened out:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>who left a \u201cjust in case\u201d request\u201d<\/li>\n\n\n\n<li>who are not ready for dialogue<\/li>\n\n\n\n<li>wrong number, spam, etc.<\/li>\n<\/ul>\n\n\n\n<p><strong>Qualification - 14% (\u224843 leads) - cost $119<\/strong><\/p>\n\n\n\n<p>\ud83d\udc49 key stage<\/p>\n\n\n\n<p>This is where it becomes clear whether the lead has:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>real interest<\/li>\n\n\n\n<li>budget<\/li>\n\n\n\n<li>adequate request<\/li>\n<\/ul>\n\n\n\n<p><strong>Live meetings - 4.2%(13 meetings) - cost $394<\/strong><\/p>\n\n\n\n<p>Not everyone makes it to the meeting, and that's fine. But this is where the likelihood of a deal increases dramatically. No trust, no deal. And a face-to-face meeting, and even a regular Zoom meeting, is the most important stage for the success of a deal.<\/p>\n\n\n\n<p><strong>Transactions - 1.6% (5 sales) - sale value $1,024<\/strong><\/p>\n\n\n\n<p>\ud83d\udc49 final result<\/p>\n\n\n\n<p>In real estate, a conversion of 1-3% is considered normal. Here we fall just within this range, but with good economics on the way out.<\/p>\n\n\n\n<p>\ud83d\udca1 Important point:<\/p>\n\n\n\n<p>In this funnel, the main focus was not on the number of leads, but on getting them to the stage <strong>qualifications and meetings<\/strong>.
